A large part of the Southern Thornlands PDA is planned for future residential development. Map 3 describes this land as “Urban Living”. The current mapped residential allocation covers approximately 6,011,931 m² (601.2 ha).

What the map shows. The shaded area is land currently identified for Urban Living in the PDA plan. Existing property boundaries are shown for context. The map does not mean that every affected property will be acquired or developed, and it is not an approved subdivision layout or construction plan.
The overall plan
What is planned for residential land?
The current PDA planning map identifies a broad Urban Living area across the Southern Thornlands PDA. This is the land intended to accommodate future residential neighbourhoods as development occurs over time.
The Development Scheme targets a net residential density of 25 dwellings per hectare across Urban Living neighbourhoods. This is an overall neighbourhood target, not a fixed density for every property. The eventual mix will vary from place to place.
The scheme anticipates a range of housing types, including secondary dwellings, dual occupancies, terraces and multiple dwellings up to three storeys, particularly near centres, schools and other activity nodes. Individual development proposals will determine the actual housing mix, lot sizes and street layouts.

The Residential / Urban Living area crosses existing property boundaries. Some current parcels sit entirely within the planned residential area, while others are split between Residential and another planned land use.

What this means for a property
