Property values
Property in the Southern Thornlands PDA can be looked at in several different ways. A home's current market value, a developer's view of the land and compensation for land formally acquired by government are not the same question and may produce very different figures.

What can influence property value here?
The same factors that matter elsewhere still apply, but the PDA adds planning and infrastructure questions that can be particularly important to buyers, owners and developers.
Planning position
The proposed future land use, applicable planning controls and the certainty of the current planning outcome can influence how different buyers assess the property's potential.
Development and site assembly potential
A developer may consider the property's size, frontage, shape, adjoining ownerships and whether it can form part of a larger practical development site.
Access and future infrastructure
Roads, sewerage, centres, parks, schools and other infrastructure can affect development feasibility and accessibility. Timing and final design can be just as important as the planning intention.
The land and existing improvements
Land area, shape, topography, access, buildings and other physical characteristics still matter even where future redevelopment is possible.
Future roads and public land requirements
A mapped future road can affect how a buyer views a property, but an indicative line is not itself a confirmed acquisition boundary, surveyed corridor or compensation outcome.
The market and timing
Comparable sales, finance conditions, buyer demand and the stage of the property cycle continue to influence what buyers are prepared to pay at a particular time.

Current market value
What the property might reasonably achieve in the current market for its present characteristics and supported potential. A local agent can provide a market appraisal; an independent valuer can provide a formal valuation for a defined purpose.

Development or strategic value
A developer may assess the land differently because of future use, achievable density, servicing, access, site assembly, project costs, timing and risk. A developer's offer is therefore not simply the same thing as an ordinary residential market appraisal.

Acquisition and compensation
If government formally acquires land, compensation is determined through the applicable acquisition process. It is a separate question from an ordinary sale or a speculative future development value.

Queensland's Valuer-General values non-rural land using site value and rural land using unimproved value.

Confirm the property and its current planning context
Start with the current lot and plan, land area and planning information. Separate current facts from proposals, indicative alignments and assumptions about future development.
Decide what kind of value you need
A sale appraisal, lending valuation, development feasibility and compensation claim answer different questions. Tell your adviser why you need the figure.
Use independent evidence for important decisions
Consider an independent registered property valuer where the amount will affect a major financial, legal or compensation decision.
Compare offers with the assumptions behind them
A higher figure can depend on future approvals, neighbouring land, delayed settlement or other conditions. Understand the assumptions and obtain legal advice before relying on a complex offer.
